Former Chorlton Leisure Centre | Demolition

The redevelopment of the former Chorlton Leisure Centre—known locally as Chorlton Baths—marks a significant milestone in Manchester’s drive to provide high-quality social housing. Closed since 2015, the site is being transformed into a flagship residential scheme that will deliver 47 one- and two-bedroom apartments for over-55s, alongside 3 neighbourhood apartments to support transitional care for individuals leaving hospital. This initiative forms part of Manchester City Council’s strategic commitment to delivering 10,000 affordable homes by 2032
Our Role
We were commissioned to deliver a comprehensive solution, encompassing demolition, land remediation, and site investigation services, to facilitate the regeneration of this landmark site.
We undertook the careful demolition of the former leisure centre, a structurally complex facility with varying building materials. Significantly, we worked alongside heritage consultants and archaeologists to identify and record key architectural elements, including original tiles and masonry.
Following demolition, we delivered a comprehensive remediation strategy to prepare the brownfield site for residential development. Our remediation approach was aligned with NHBC and local authority standards, ensuring the site was safe, clean, and suitable for future occupation. Upon site clearance, we undertook a detailed ground investigation to inform foundation design and further geotechnical risk assessment.
Outcome & Impact
Our early-stage works laid the groundwork—literally and figuratively—for this £14 million mixed-funding development, which is backed by Homes England, Greater Manchester Combined Authority, Manchester City Council, and MSV Housing.
Once complete, the scheme will not only provide vital social and accessible housing in the heart of Chorlton but also exemplify sustainable urban regeneration through the reuse of a long-dormant community asset.
