Collyhurst Village – Land Remediation

The LK Group were commissioned by Far East Consortium (FEC) to undertake the Ground Investigation and Land Remediation of Collyhurst Village. This is the North of England’s largest urban regeneration project with FEC delivering 244 new homes in partnership with Manchester City Council.

The Project This important brownfield site is close to the city centre and is key to the ongoing regeneration of this area. It was formerly occupied by a mixture of residential dwellings, including smaller-scale terraced housing, and a public house. The site had relic structures, including deep foundations, below-ground tanks and contaminated soils. 

 The Solution: Working with our in-house consultancy, we assisted with the design of an earthwork specification and remediation strategy. The LK Group won the competitive tender to act as Principal Contractor and mobilised to the site to install circa 1,500m of Weld Mesh hoarding. The strategy involved bulk earthworks incorporating extensive service disconnection and diversion works that formed a significant part of the contracted works. This required planning and arranging work with the utility companies and overseeing operations undertaken by their sub-contractors. 

Following the appropriate ecological checks, we established tree protection fencing before commencing the removal of invasive plants and trees. We commissioned the required archaeological works and undertook the delicate excavations. Contaminated soils were remediated, and site-generated materials were utilised to form a construction platform across the site. All works were carried out under the CL: AIRE Code of Practice. The LK Group completed the remediation work and gained full regulatory sign-off. 

The Benefit Our earthworks and piling mat designs minimised waste in landfills and by maximising the sustainable reuse of materials, we also reduced the requirement for imported aggregates. Combining both our in-house consultancy and contracting services meant that we were able to reduce our client’s workload, saving time and money.
