Cheadle Eco Park | Demolition
Cheadle Eco Park is a landmark sustainable industrial development being delivered on behalf of Stockport Council by Network Space Developments. Located at Bird Hall Lane, the scheme will transform a previously developed brownfield site into a state-of-the-art eco business park, providing approximately 115,000 sq ft of high-quality industrial and commercial space across six units. Our Role
Working alongside Identity Consult and Network Space Developments, we were appointed to undertake the demolition and enabling works associated with the redevelopment of the site.
The project involved the careful demolition of the former council office and depot buildings, which had become outdated and no longer met the requirements of modern occupiers. Our team developed and implemented a detailed demolition strategy to safely remove the existing structures while minimising disruption to neighbouring businesses and ensuring compliance with environmental and health and safety requirements.
Through early involvement with the client and design team, we were able to identify opportunities to maximise material recovery and recycling, helping to reduce waste sent to landfill and supporting the project’s wider sustainability objectives.
Supporting the BREEAM Outstanding Ambition
A key aspect of our contribution was supporting the design team in achieving the project’s ambitious environmental targets.
From the outset, we collaborated closely with Identity Consult, Network Space and the wider consultant team to ensure that demolition activities aligned with the sustainability goals required for a BREEAM Outstanding certification.
The former council office and depot site is being transformed into a new Eco Business Park comprising six highly sustainable industrial and commercial units ranging from approximately 8,000 sq ft to 44,000 sq ft. Once complete, the development will provide modern space for businesses operating in clean growth, green technology and other commercial sectors.
The scheme will incorporate:
- BREEAM Outstanding design principles.
- Air Source Heat Pump technology.
- Solar photovoltaic panels.
- All-electric buildings.
- Low-carbon construction materials.
- Biodiversity enhancements and extensive landscaping.
- Electric vehicle charging infrastructure.
- Energy-efficient building management systems
Project Outcome
Through early contractor involvement, collaborative working and a commitment to sustainable demolition practices, we successfully delivered the demolition phase and helped prepare the site for redevelopment. Our contribution supported the project’s environmental aspirations and enabled the transformation of an underutilised former council facility into one of the region’s most ambitious sustainable employment developments.
