Bengal Street | Ground Investigation & Land Remediation

The LK Group were commissioned by Chorley Council to remediate Bengal Street, involving the safe clearance of the site, removal of invasive species, and re-engineering of the ground for future use.

This project presented one key challenge: the presence of asbestos- ontaining materials within the buildings scheduled for demolition. Works included soil remediation, demolition, removal of obstructions, and recycling arisings to create a temporary car park.

These hazardous materials required careful removal and management in line with health and safety regulations before demolition works could commence.

Solution provided

The project was relatively straightforward but demanded a methodical approach to meet the client’s goals.

The project was relatively straightforward but demanded a methodical approach to meet the client’s goals. Our team developed a phased approach to address each stage of the works:

  • Hazardous Material Removal – ACMs were carefully identified, removed, and disposed of in line with all regulatory requirements, ensuring a safe environment for demolition works.
  • Demolition and Clearance – Once the hazardous materials were removed, the buildings were demolished, and sub-surface obstructions were grubbed out to prepare the site for re-engineering.
  • Ground Re-engineering and Investigation – The ground was systematically turned over, re-engineered, and tested to ensure it met the required specification. Regular ground investigation checks were undertaken during and after re-engineering.
  • Invasive Species Management – Impacted soils containing invasive plants were removed, and a root barrier was installed at the site boundary to prevent regrowth from adjacent land.
  • Recycling and Temporary Works – Demolition arisings were crushed and reused on-site to create a temporary car parking area, reducing waste and minimising costs for the client.

Client benefits

The Bengal Street project was completed ahead of schedule, under budget, and to the required specification. The site was left safe, clear, and re- engineered for future use, with invasive species effectively managed and controlled.
