Stafford Station Gateway | Ground Investigation

We were commissioned by Staffordshire County Council to deliver a detailed ground investigation to support the redevelopment of the former Saint-Gobain site on Doxey Road as part of the Stafford Station Gateway project.

This wider initiative aims to unlock brownfield land adjacent to Stafford railway station to create a vibrant new mixed-use community incorporating residential, commercial, and public open space. 

The site is strategically located near the Stafford Western Access Route and West Coast Mainline and is split into three primary development plots: 

  • Plot 1 (North of Doxey Road): Light commercial space up to ~30,000 sq ft 
  • Plots 2 & 3 (South and west): Contemporary residential housing and green open spaces 

We carried out a comprehensive intrusive ground investigation programme designed to characterise ground conditions, assess contamination risks, and inform the site’s remediation and development strategy.

 

Added Value

The investigation provided robust geological, geotechnical, and environmental data to support informed decision-making and risk management for future development. The resulting Remediation Strategy will guide safe and sustainable redevelopment of the site, ensuring suitability for both residential and commercial end uses. 

Our work contributes to the Gateway’s long-term ambition: to regenerate underutilised land, deliver high-quality homes and business space, and create attractive, accessible public areas. This transformative project will support economic growth in Stafford while enhancing community infrastructure and connectivity in the heart of the town.
