Roxalina Street – Ground Investigation
The LK Group were commissioned by Pell Frischmann and Great Places Housing to undertake a Ground Investigation for their residential project at Roxalina Street in Bolton.
The Project
The LK Group was initially commissioned by Pell Frischmann to perform a Preliminary Risk Assessment (PRA) and a Coal Mining Risk Assessment (CMRA) for this site, tailoring each report to meet client needs and future planning application requirements.
Later, Great Places Housing Group commissioned us for a Phase 2 Geo-environmental investigation, risk assessment, remediation strategy, and a Shallow Mining Site Investigation to estimate development costs related to geotechnical and contaminated land aspects. These reports were also prepared for future planning application support.
Additionally, we identified Japanese Knotweed on-site and were tasked with surveying its extent to prevent further spread during intrusive works
The Solution
To assess ground conditions and investigate potential pollutant linkages from the PRA’s preliminary conceptual model, we conducted an intrusive investigation using window sample boreholes, trial pits, and cable percussion boreholes.
We performed in-situ and ex-situ sampling and testing on samples of made and natural ground, conducted gas monitoring over three months, and carried out groundwater monitoring with sampling.
To evaluate shallow coal mining risks, targeted rotary drilling was used to confirm the presence, depth, and thickness of coal seams and to identify any workings or evidence of treatment work.
The Benefit
The initial collaboration between the LK Group and the client divided the site into six prospective developable areas. This focused the investigation on specific risks within each area, providing detailed information on constraints and enabling the client to assess the viability of each area for a full planning application.
